Introduction
Spain abolished the investor residence route (real estate, public debt, shares, bank deposits and business projects) on 3 April 2025, through Organic Law 1/2025. Since then, the investor visa for Spain, better known as the Golden Visa in Spain, no longer accepts new applications. What is still possible: renewing an existing Golden Visa (if you already hold an investor residence permit, or you applied before 3 April 2025, it can still be renewed under the rules that applied when it was granted); family members of current holders, under those same rules; and alternative routes for investors and high-net-worth applicants: the entrepreneur residence permit, the non-lucrative residence permit, the highly qualified professional permit and the digital nomad (international teleworker) permit. We can check which of these routes suits you before you apply for the visa. Buying a property in Spain, whatever its value or purchase date, no longer gives you the right to apply; you cannot apply for the investor visa now.
